When to call
Tiles outlast the mortar that holds them
Terracotta and concrete tiles run 40 to 75 years. The bedding and pointing under your ridge caps is a 10 to 15 year job. That gap is where the leaks start.
A stain on the ceiling
By the time it shows inside, water has been tracking through the roof space for a while. The way in is almost never directly above the stain, which is why chasing it from the ceiling wastes a day.
Pointing you can see from the ground
Cracked, recessed or washed out mortar along the ridge. Easiest to pick in hard morning light.
Daylight in the roof space
Look along the ridge on a bright day. Light through the joints means the roof is open.

Ridge and hip capping
Loose caps lifted and re-bedded, then repointed with a flexible pointing that moves with the roof instead of cracking off it.
Broken and slipped tiles
Swapped out and colour matched as close as the profile allows.
Valleys
Cleared out so water runs off the roof instead of banking up behind a season of debris.
Flashings and penetrations
Chimneys, skylights, vents and solar feet. The usual suspects when a roof leaks and the tiles look fine.
Gutters and downpipes
Checked and cleared while we are already up there, well before the wet sets in.
Sarking and roof space
A look underneath for damp, daylight and anything that has already found its way in.
